Overview


We are looking for an experienced Vacation Rental Revenue Manager to join our team in Orange Beach, Alabama.




This is not an entry-level position and is not a remote/work-from-home role.




We are looking for an accomplished revenue-management professional who already knows the vacation rental industry, understands the technology and tools available, and can step into the role ready to make an immediate impact.




We aren't looking for someone simply to maintain rates. We're looking for someone who can own revenue strategy.




The right person understands why properties are—or aren't—booking, knows how to identify opportunities before they're obvious, and is comfortable making decisions that directly impact millions of dollars in rental revenue.




The Role


You will be responsible for developing and executing revenue strategy across a large portfolio of professionally managed vacation rentals.




You'll analyze booking pace, market demand, competitive positioning, historical performance, seasonality, events, lead times and real-time market conditions to determine the best strategy for maximizing both occupancy and revenue.




You'll have the authority and expectation to identify opportunities, challenge existing strategies and make recommendations directly to company leadership.




Key Responsibilities





  • Develop and execute pricing strategies across a large vacation-rental portfolio for Gulf Coast and Tennessee markets.

  • Hold Weekly Revenue Meeting with the market teams and review:

  • Upcoming pace

  • Rate Adjustments

  • Market Data

  • Underperforming Units and the plan to make them perform

  • Upcoming Promotions

  • Actively manage rates, minimum stays, restrictions and availability strategies

  • Monitor and analyze ADR, occupancy, RevPAR, booking pace, lead time and overall portfolio performance

  • Identify underperforming properties and develop actionable strategies to improve results

  • Review Reservations Daily

  • Analyze market and competitive-set performance

  • Build seasonal, event-based and compression-period pricing strategies

  • Balance occupancy objectives with ADR and overall revenue optimization

  • Develop short-, medium- and long-range revenue strategies

  • Provide revenue Projections for prospective units and owner requested projections

  • Evaluate revenue potential and pricing strategies for newly onboarded properties

  • Work closely with operations, marketing, reservations and executive leadership

  • Present performance, opportunities and recommendations to leadership

  • Evaluate and utilize revenue-management technology, market intelligence and industry data

  • Continuously test strategies and measure their impact on performance




Who We're Looking For




You should already know this business. We're looking for someone with proven revenue-management with 5-8 years of experience in vacation rentals, resorts or hospitality, with strong preference given to candidates who have directly managed revenue for a sizable vacation-rental portfolio.





  • Must have experience with OTA Extranets.

  • Strong Excel Experience Preferred.

  • Must have Strong Written and Oral Skills




We expect our Revenue Manager to be able to look at a market or individual property and quickly start asking the right questions:





  • Why isn't this property booking?

  • Are we priced incorrectly, or is something else causing the problem?

  • Are we pacing ahead or behind the market?

  • Should we lower rates—or hold because demand hasn't arrived yet?

  • Are our minimum stays or restrictions costing us bookings?

  • Where are we sacrificing ADR unnecessarily?

  • Where are we leaving money on the table?

  • What should we change today to improve performance 30, 60 and 90 days from now?




We don't want someone who simply accepts whatever number an algorithm recommends.


We want someone who understands the data well enough to know when the algorithm is right—and when it isn't.




What We're Looking For


Our ideal candidate:



  • Has significant hands-on revenue-management experience

  • Has a strong understanding of vacation-rental and hospitality economics

  • Understands dynamic pricing at both the individual-property and portfolio level

  • Is highly analytical but also capable of making decisions quickly

  • Understands the relationship between ADR, occupancy and total revenue

  • Knows how to interpret booking pace and demand signals

  • Understands seasonality, booking windows and market compression

  • Is experienced with revenue-management and market-data platforms

  • Has strong Excel/spreadsheet and analytical skills

  • Understands Airbnb, Vrbo, Booking.com and other major distribution channels

  • Can clearly communicate and defend revenue strategy to leadership

  • Takes ownership of results rather than simply reporting them

  • Stays current on new technology, tools and trends within the vacation-rental industry




  • Most importantly, when performance isn't where it should be, your first instinct should be:


    “Why—and what are we going to do about it?”




    Compensation


    We are prepared to pay competitively for the right person.


    Base Salary: $85,000–$100,000 depending on experience




    In addition to base salary, this position will have the opportunity to earn significant performance-based bonuses, with an anticipated total compensation opportunity of approximately:


    $125,000–$135,000 annually




    We want the person responsible for driving revenue performance to have meaningful financial upside when the portfolio performs.




    Location: This position is based in our Orange Beach, Alabama office and requires regular in-office attendance. This is NOT a remote or work-from-home position. Candidates considering relocation to the Gulf Coast are welcome to apply.
